Full management as standard. Safety certificates, renovation and project work are quoted separately, so you always know what you're paying for.

Photography, listing and marketing, accompanied viewings, referencing and affordability checks, right-to-rent verification and tenancy agreements — through to move-in.

Rent collection and chasing, deposit registration, renewals and rent reviews, notices and inventories, plus a single point of contact for your tenants.

Renovations & refurbishment

From a repaint and new flooring to full kitchen and bathroom upgrades. We scope the work, manage the trades and keep void periods as short as possible.

General maintenance

Reactive repairs and planned upkeep — plumbing, electrics, damp, gardens and communal areas — handled by vetted contractors with your approval on spend.

Compliance & certificates

We arrange and track your EPC, Gas Safety Certificate (GSC), EICR, smoke and CO alarm checks and deposit registration so nothing lapses. Certificates are booked on your behalf and billed separately.

Quarterly inspections

We inspect every managed property each quarter and send you a photo report — condition, wear, early signs of damp or damage, and anything the tenant hasn't reported.

Pricing

One management fee, clearly explained

We charge 14% of the monthly rent for full management — no set-up fee, no renewal fee, and no charge for marketing, referencing or your market appraisal.

Fees are exclusive of any VAT where applicable. All certificate and refurbishment costs are confirmed in writing before we proceed.

What exactly does the 14% cover?

Full management: your free market appraisal, marketing and viewings, tenant referencing, the tenancy agreement, deposit registration, rent collection, quarterly inspections, compliance tracking and coordinating any maintenance. Safety certificates, repairs and renovation works are charged separately and quoted in advance.

Do you charge to find a tenant?

No separate tenant-find fee for managed properties. Marketing, viewings and referencing are included in the 14%.

Why are safety certificates charged on top?

Certificates such as your EPC, Gas Safety Certificate (GSC) and EICR are carried out by qualified, registered engineers and assessors, so they carry a real third-party cost. Rather than bundling an estimate into the management fee, we arrange them, quote you the price up front and bill them as they fall due — so you only pay for what your property actually needs, when it needs it.

What happens at a quarterly inspection?

We visit the property every three months and walk through it properly — checking condition and cleanliness, looking for damp, leaks or wear, testing alarms and noting anything the tenant hasn't reported. You get a written summary with photos, plus any recommendations before small problems turn into expensive ones.

Is the market appraisal really free?

Yes. We inspect the property, research comparable local lettings and give you an achievable market rent with no charge and no obligation to sign up.

How do you choose tenants?

Every applicant is referenced — identity and right to rent, employment or income verification, affordability and previous landlord references where available. We give you the summary and the final say.

Who handles repairs at 2am?

We do. Tenants contact us, not you. Minor works are dealt with straight away under an agreed spend limit; anything larger comes to you with a quote first.

Can you take over an existing tenancy?

Yes. We'll review the current agreement, deposit protection and compliance certificates, introduce ourselves to the tenants and take over from there.

Do I need to pay upfront for renovations?

Works are quoted before starting and agreed in writing. Payment terms depend on the size of the job — we'll always be clear on this before anything begins.
